Heritage Manor

Distinguished Modern Classic Estate Defined by Its Unique Historical Soul

Heritage Manor is a luxury historic estate in Warsaw and one of the most comprehensive projects in HOLA’s portfolio. The studio led the complete design and execution: a full interior design, the architectural redesign of the façade, the restoration and selective replacement of original stone elements, the enclosure and perimeter, and the landscaping of the grounds. Before any of this could begin, HOLA guided the client through the full formal and administrative process that a protected heritage property demands. This meant coordinating with the conservation authority, securing all necessary building permits, and commissioning the required technical and environmental assessments. A multi-month undertaking of considerable complexity, and the essential foundation on which the entire project rests.

Conceived as a modern classic interpretation of the traditional manor house, Heritage Manor reflects a genuine respect for the building’s original architecture, a commitment shared equally by the clients and HOLA. The design works with its historical character, preserving what defines it while elevating it for contemporary life.

Decorative wooden coffered ceilings run overhead throughout the gound floor, their deep geometric grid adding weight and texture without competing with the warm stone walls below. Herringbone parquet, framed by a decorative inlaid border, ties the floor plan together room to room, while arched stone door frames mark each threshold with quiet ceremony rather than a simple opening.

The existing fireplace remains the heart of the space – original to the house, though its insert was replaced to bring it up to modern standards without disturbing the historic mantel around it. The piano occupies its own curved bay alcove nearby, set beneath a trio of tall arched windows and a crystal chandelier, framed in stone in the same language as the room’s doorways – giving the instrument a stage of its own within the larger space.

The master bedroom carries the manor’s formal language into a more intimate register. Leather-upholstered walls and a wood-veneered surround frame the bed, crowned by hand-carved bespoke moldings – designed by Hola and exclusive to this project – that rise above the paisley headboard like a piece of architecture in their own right. A Barrisol stretch ceiling finished to resemble a bronze mirror doubles the room’s height overhead, catching the light of the tiered crystal chandelier and reflecting the ornate ceiling detail below.

Set within the manor’s glazed orangery on the master floor, this relaxing space is crowned by a custom stained-glass ceiling – commissioned specifically for the room, its intricate scrollwork and amber accents filtering daylight into soft, patterned color across the space below. Tall arcaded windows on all sides keep the garden constantly present, while champagne-toned curtains soften the volume of glass overhead.

Below the manor’s formal upper floors, the basement unfolds as a private wellness retreat. At the heart of the space, a long indoor swimming pool runs the length of a corridor lined in fluted wood and stone, its stairs leading up to a small pavilion located outside of the manor. Two saunas and a jacuzzi sit nearby the swimming pool, while a dedicated massage room – anchored by a curved treatment bed and softly lit with a ring chandelier – offers a space for quiet recovery. A fully equipped gym completes the level, rounding out a floor built entirely around rest, movement, and water.
