The Larch Residence

Modern and Timeless Residential Architecture with a Refined Character

The Larch Residence is a 250 m² home in Konstancin-Jeziorna, designed as an investment property with long-term appeal at its core. The material palette is both considered and durable: Dekton sinter surfaces the walls in key areas, its depth and texture reading as entirely natural, while oak herringbone flooring runs throughout the living spaces, grounding the interior with warmth and a sense of permanence. Large windows frame the surrounding garden at every turn, making the larch landscape as much a part of the interior as any material on the walls.

The open-plan living and dining area is generous in proportion and composed in character. Beige modular seating, dark marble coffee tables, and a crystal chandelier sit against slatted timber wall panelling – a combination that feels considered without being overthought. The dining room continues the same thread, its dark wood table and upholstered chairs positioned directly beside the garden glazing. The kitchen follows through with a marble island, wooden ceiling, and uninterrupted views of the treeline.

The staircase – with light wood, glass balustrade, and gold circular pendants – connects the floors with quiet elegance. A home office on the upper level is wood-panelled and focused. The bathrooms are finished in marble and warm wood throughout, with gold fixtures and freestanding white bathtubs that bring the same material standard to every corner of the house.
